The complex of 17 000 m² of offices, 1 500 m² of shops and 14 000 m² of apartments is situated in Boulogne on the banks of the Seine, opposite the future Fondation Pinault.
The site is magnificent, with exceptional views of the Seine’s valley.
We decided that all of the offices and apartments would look directly onto this view or onto the park. The building therefore has no inside courtyard, patio or atrium. To provide views for all offices, we increased the length of the peripheral façades by folding. The length of the façades thus obtained is comparable to that of a standard building with patio.
The result is that there are no minor views - panoramic views are the norm. This layout increases the value of the building. It also allows us to avoid putting apartments directly opposite offices. Oblique views are preferred, the enclosed feeling common to the interior of building blocks is avoided, and the impression of space predominates.
